How much down payment do I need?

It depends on the property, loan program, occupancy, credit profile, and your overall goals. Some qualified buyers may have low- or zero-down options.

HELOC or fixed second mortgage?

A HELOC typically provides flexible access to a credit line, while a fixed second mortgage generally provides a lump sum with a fixed payment structure.

Can self-employed borrowers qualify?

Yes. The challenge is documenting stable qualifying income correctly. Tax returns, business structure, cash flow, and the chosen loan program all matter.

Should I refinance?

Only when the overall benefit supports your goals. Rate, closing costs, break-even time, term, equity, and cash-flow impact should all be considered.

What is a gift of equity?

It may allow a family member selling a home to transfer part of the property’s equity to the buyer, subject to program and documentation requirements.

What if my loan is complicated?

Call me before assuming it cannot work. Complex income, credit, property, occupancy, or family-sale situations often require a more thoughtful review.
